Is Hyde Park Manor a Concord Property to avoid?BBB gives it an 'F' rating!

Concord Management's HQ is in Maitland, Fla.

Their 'flagship' property is NorthBridge Apartments. Take a look at: http://northbridgesucks.blogspot.com or http://concordsucks.blogspot.com  for a LOT of negative information on them. In short my opinion is that Concord sucks at all their 140 properties in 7 states.

From my own experience for over 5 years at a Florida property I know that 久久爱999re5青草视频 has very poor management and maintenance.  There is a lot of turnover and positions remain vacant for months at a time.

4 firms are working together to put up low income housing, here is the info from their own web site. And of course they bring in American Utility Management for most of their properties, so you get screwed by both Concord and AUM.

American Utility Management
Who is AUM?  AUM is a third-party billing provider who has contracted with various condos and apartment complexes, including Concord, to provide utililty billing services. It is a totally inept and badly managed utility billing firm in Oak Brook, Illinois. To my own knowledge they simply 'make up' bills, it happened to me and others also report this fradulent activity.   If you live at a Concord property then you are probably being ripped off by AUM.
For details see:http://aumsucks.blogspot.com

If you are interested in just how AUM and Concord Management join together to rip off renters at their apartment complexes then you will want to take a look at what happened at Stone Harbor,501 Alf Coleman Road, Panama City Beach, FL 32407.

The situation in Panama City Beach was so bad that the City of PCB pushed through legislation to forbit this sort of fraud.Don't take my word, look it up for yourself at: http://stoneharborsucks.blogspot.com/

(Apartment Reviews net) IS HELPING…
CONCORD MANAGEMENT LTD, HIDE THE FACT THAT MOST OF THEIR APARTMENTS ARE FULL OF BEDBUGS AND ROACHES. THEY ARE HELPING CONCORD MANAGEMENT PUT FAMILIES IN HOMES NOT FIT FOR A DOG. (Apartment Reviews net) TOOK DOWN ALL OR ALMOST ALL, OF THE BAD VIEWS FROM VERY UNSATISFIED TENANTS, WHO WERE TRYING TO WARN OTHER PROSPECTIVE TENANTS ABOUT CONCORD MANAGEMENT LTD, HEALTH HAZARDOUS APARTMENT HOMES, THAT THEY HAVE BEEN SKILLFULLY DECEIVING PEOPLE INTO LEASING. NOW THEY WILL NOT ALLOW NEW BAD REVIEWS TO BE POSTED. HOWEVER, (Apartment Reviews net} DID ALLOW THEMSELVES TO GIVE CONCORD MANAGEMENT LTD APARTMENTS A SCORE OF 70% OR MORE ON MOST OF THEIR APARTMENTS. THAT WOULD BE THE PERFECT SCORE TO FOOL A PROSPECTIVE TENANT INTO THINKING THEY ARE GOING TO A GREAT APARTMENT COMPLEX, NOT KNOWING THEY ARE BEING SET UP.

St. Lucie Place Apts in Stuart FL, was sited and aWarning Issued 05/04/2012 and 07/06/2012 by the State of Florida Professional Business Regulation, for ROACHES!!

MOST OF CONCORD MANAGEMENT LTD 139 APARTMENTS ARE INFESTED WITH SEVERAL OF THE FOLLOWING PROBLEMS, RATS, ROACHES, BEDBUGS, CRIME, DRUG DEALERS, GANG VIOLENCE, TRASH PILES, MOLD OR AN INCOMPETENT STAFF.

(Based on apartment review websites)

I guess this is why they have to trick people into signing a lease with them!!!

THEIR BEST TRICK IS TO HOLD UP YOUR PAPER WORK SO THEY'LL HAVE TO SHOW YOU YOUR APT AT NIGHT. YOU WILL NOT SEE THE ROACHES THAT NIGHT ANYWAY, BECAUSE THEY WILL SPRAY THE DAY YOU COME IN TO SIGN THE LEASE. THAT WILL HOLD THE ROACHES BACK LONG ENOUGH FOR YOU TO BE FOOLED. OR, THEY WILL SWITCH APARTMENT ON YOU AT THE LAST MINUTE. YOU WILL THINK YOU ARE GETTING A GOOD SAFE HOME FOR YOUR FAMILY. BY THE WAY, AT NIGHT YOU CAN'T SEE THE ROACH DROPPINGS IN CLUSTERS IN THE KITCHEN EITHER, SO BRING YOUR FLASH LIGHT.

Poor Customer Service
Provided by Citysearch

For anyone looking to move to any apartment community in Atlanta, do not move to any apartment community that is owned by Concord Management. I recently moved from one of their communities and they have the worst customer service I have ever seen.

The Manager at the complex never leaves her office so she never wants to talk to the residents and her boss is no better. Whenever you call the corporate office, the person that answers the phone down there is rude too. Lately they have had a new person answering the phone sometimes and she doesn't appear to be as rude, but everyone else down there doesn't know the meaning of good customer service.  If the people at the complex are rude, you expect the corporate office to be better. They aren't. So I suggest, if you apply for an apartment make sure it is not managed by Concord Management.

What do BBB files show about Concord Management?

Here are a few of the complaints from the BBB of Central Florida, Inc. about Concord Management, LTD. From the BBB Files here are a few of the 51 complaints closed with BBB in last 3 years.  23 were closed in last 12 months.

Keep in mind that there are 6 other files open for other Concord Management properties in central Florida, all of these over and above the 51 complaints under this listing.

Date of complaint:3/8/13

Complaint Category: Failure to honor service estimate or agreement

Complaint: Company failed to return funds from deposit as part of contractual agreement.
Moved out of company's property 08/29/12, and have not received rent deposit back as of yet. Contacted property (Northbridge on Milenia) to inquire about deposit, rep stated that their corporate office has my file and to contact them.

I have attempt to reach out to their corporate office about this matter several times, but to no avail. Left several detailed voice messages and sent out emails for regional manager Rosa Finawick and Chris Barnett, only received one returned call back since I've moved. I payed a full months rent of $687.00, and was informed that due to some unknown trash left and furniture after I moved I'm supposed to receive only about $450.00. In which is fine, but I still have not receive any correspondence back from the property (Northbridge on Milenia) or their corporate office (Concord Management LTD. All I want is my deposit back that is due to me, being that I have fulfilled all of my requirements and obligations.

At this point I am amazed at the unprofessionalism that has been shown in this matter, and the neglect to assist with a resulotion. I indicated the urgency that receiving my deposit meant to me, and now due to the payment being so delayed and no compliance on their part. I was unable to fulfill another financial obligation on time, and will probably be in jeopardy of getting docked on my credit score report. Until this situation, I would have gladly considered another property own by this company (Concord Management LTD,)and or recommended them to someone else. But I couldn't rent from a property/company who takes less consideration of their tenents/ex tenents needs and rights.

Complaint:
I've been in dispute with my water bill for over a year. For the past 3 months I've taken pictures of my water meter and the numbers on the meter don't match the numbers on my bill. I've submitted information to my appartment complex, Charleston Club apt. and the water company. The water company keep sending information to the apt complex to fill out and submit back to them so they can investigate. Needless to say my apartment complex has not returned the information and they won't return my phone call. Charleston Club owns the meter @ this location per my water company has advised me. It's ok for 1 1/2 person to live in this apartment and pay $70 for water that obviously I'm not using.

Complaint:
I moved into a Concord Management apartment complex named Cambridge Cove in Lakeland, Florida on October 31, 2008. The apartment had many things broken, filthy carpet and black mold. I immediately contacted the leasing office about the problem. They said they would take care of it but never did. After weeks of no response from the leasing office I decided to call the Concord Management Corporate office.

I would leave messages and no one would return my calls. I sent emails that I still have copies of.  Out of all the emails I sent, I received one response telling me the District Manager would be calling me to help me with my problem. The district manager never called. After a few months of no help my 3 year old son was getting increasingly sick due to the black mold. I could not continue to allow those conditions to affect his health. I was forced to move out. After all this Concord Management put a negative account on my credit report stating I owe them $1552. They did not return my security deposit. Because of their lack of concern I ended up having to pay hospital bills for my son getting sick due to the black mold and extra moving expenses.

Date of complaint:2/11/13
Complaint Category:
Failure to provide itemized billing as requested

Complaint: Concord has me running in circles
After pulling my credit report, I noticed a collection account from Concord Management. I called the phone number listed from this site to inquire about account resolution. I was told that it was related to delinquent balance from Brookwood Forest stemming from 2007.

I was given a phone number to NCC, whom I called and was told they could not locate the account. I called back to Concord to inform them that NCC stated they had no record of the account in question. I was again told to call NCC, this time they gave me an account number. Again NCC stated that they did not have any record of the account. After a third time of calling Concord they transferred me to someone who stated that they would call NCC to help them locate the account and have someone get back with me. As of yet, no one from NCC nor Concord has contacted me to resolve the issue.

-----------------------------------

Date of complaint:12/7/12

Complaint Category: Invalid or false contract

Complaint: My credit report contains a negative collections account pertaining to a Concord Management apartment lease which I was removed from prior.

When Concord Management was still overseeing Park West Club apartments in Monroe, MI, I obtained a joint lease with ***** ******* in the Spring of 2008. Several months later, I moved out of the apartment, and at that time our rent was current. Prior to moving, I went into the leasing office and all parties signed to legally remove my name from any association/liability with said lease. Sometime later, Mr. ******* was apparently evicted for non-payment.

When I began recieving calls from collections, I informed them that I was no longer associated with the account and I also informed Park West Club Apartments via phone-call of the error. I assumed the issue was resolved since I didn't recieve any additional correspondance from a collections agency regarding this delinquent account, however, I recently discovered that it is contained on my credit report as a current negative account of MINE, which is false. I have very recently filed a dispute request with the credit bureau, however the blame rests with Concord Management for providing my name to collections for this account in the first place and not correcting the problem when I informed them. Credit is a very important thing to be screwed up because of neglegance.

I live at Cambridge Cove and have for two years, signed a new lease recently. I have had problem with roaches, they come in from the walls or other apartments. I have been getting pest control almost monthly and am starting to tire of it all. They come in and spray and that is it and the roaches keep coming in, sometimes up to ten a day and the spray does not always work. I did not sign up for this and want something done and am not sure how best to handle this problem. Please help!!! If I still have this problem by the end of this new lease I just signed I am gone.

8/23/12

Complaint Category: Failure to honor promised refunds, exchanges, or credit

Complaint:
Castle Woods Apartments has refused to give me any information on the $600+ they owe me after I moved out.

Approx 7 mos before my lease was up, I began to notice mold in my apartment around my A/C vents. I notified the front office of the issue multiple times and nothing was done. 2 months prior to my lease ending, my A/C broke down. I withheld rent, due to the mold and the A/C issues. They then decided to file for eviction. I fought it and, because of the negligence on their part, they settled with me prior to going to court.

They agreed to credit me a full month's rent, due to the MAJOR maintenance issues. They fixed my A/C and performed a small amount of mold remediation (claimed they sprayed chemicals in the vents) 3 days before I was set to move out. Since then (7/1/2012), I have tried contacting them multiple times regarding my credit (I am owed over $600 between the credit and my deposit) and have received no response.

I do not recommend you rent ANY property from Concord Management Limited. They will not allow you to make final payment and then send a collection agency after you for 3x the amount!!! Horrible company with horrible communication!!!!!

Horrible!! Can not get a call back after leaving several messages, email and otherwise. Called the managment group directly and told her my problem only for her to put my back to the original problem I had!!! Intelligence and friendliness are not one of thier strong points!!!!

I will never again in my life advise anyone to rent from Concord Management. Calling corporate has been a waste of time. I was told I would get a call back from the lady Tasha at corp. and when I was finally able to talk to her she said that she talkd with the apt manager who told her that everthing was taken care of....I said but Tasha you told me that you would look into ALL my problems and get back to me so why wouldn't you do what you said you would do and just give me a phone call back!!!!

Thne to be told well they have their job for a reason....YEAH LADY, BECAUSE OF PPL LIKE ME!!!! Without reanters your company would go bankrupt and you would be calling the unemployment office!!! They treat you so badly after the lease is signed. I hate this company and they have lost a good renter for life!!!!!! I will tell everybody I know about this company and how bad they treat the residents.

Housing Discrimination
(by Concord Management)

Concord Slammed the Door in My Face Because I Wanted to Protect My Children

By
Hope at 10:01am

My name is Hope. I am survivor of domestic violence. To protect myself, I fled from my husband and changed my name and social security number. I have sole custody of two children from this abusive relationship. I never changed my children's names or social security numbers because the courts require notifying both parents of the change and I did not want my abuser to be able to track us down.

Fleeing has kept us alive but has proven to be more of a struggle than I could have ever anticipated.

Recently, my children and I found what seemed to be a family-friendly apartment complex and applied to rent an apartment there. After seeing an apartment, we loved everything about it — especially the price and size. After passing all the necessary credit checks I was given forms to release the social security numbers of my children.

This instantly shook me. I was confused and scared. I explained to the office assistant that doing so would put myself and my children in danger.

The apartment complex, which is run by Concord Management, refused to rent to me unless I handed over the full social security numbers of my children. I discovered that not only did they require them for their "auditing purposes," but they would want to run the numbers as well, which would alert my abuser to our current whereabouts. I pleaded with the apartment managers and offered to provide proof of our situation and the very real danger we were in. I even offered to release the last four digits of my children's social security numbers.

After all of this fear, shame and embarrassment, they denied me. Telling me that if I could not furnish the children's full social security numbers they would not rent to me. We didn't know where we would live if they wouldn't rent to us. The fear of being homeless almost convinced me of giving them the social security numbers. I did not.

I felt so helpless, afraid and shameful. I felt less than. To refuse survivors, such as my children and myself, not only brought back feelings of being victimized, it literally victimized us again. We were put in a situation where we had to choose between being safe and having housing. It made living with what we knew, even if it is abusive, seem preferable to a world where there is too little understanding.

The threat of being denied housing, the very bare necessity for survival, can make domestic violence survivors stay in their abusive situation or force them to give up their personal information, putting them at risk.

To be denied a HOME, a safe haven, simply because of a policy of collecting children's social security numbers for whatever reason is dangerous, unethical, and in my opinion discriminatory to survivors and their families

I felt voiceless. I felt powerless. I was afraid. All because I fled domestic violence, and had to keep my children safe from our abuser.

Together with the American Civil Liberties Union Women's Rights Project and the ACLU of Florida, I am filing a housing discrimination complaint against Concord Management alleging violations of the federal Fair Housing Act's prohibition on sex and familial status discrimination. You can help me take action by letting Concord know that they need to change their policy.

Here are other online complaints about Concord and their flagship property North Bridge Apts in Orlando:

I moved into Northbridge in April 2012, my leaseended on april 1, 2013. After living there a year, always paying my rent for a3 bedroom in full and always on this, this place had the nerve to renew mylease although I put in a 60 notice to vacate because said they could not findmy notice after they fired all the staff. I found out that I put my notice inon the staffs last day at northbridge so of course they did not put it in myfill.

So now after a year I wastold by Concord management mycredit report will show I did not pay my rent after april 2013. I spent almostevery day for a year in the offices about issue which they refused to fix, Inever had access to the resident gate. Security at the guess gate uses youinformation by doing background check and are very rude. its takes up to 20minutes to get on the property. the leasing office does not care and does notknow how to do their job and if you ask to talk to a manager, they are neveravailable NEVER. So not I have to get a lawyer to make sure my credit is notdestoyed by a property who does not know how to do their job

Years at this apartment: 2011 - 2013

This is an HONEST review written by me, aresident who has lived in Northbridge Apartments near Millenia Mall for 2years. Moved out in March of 2013 - had enough! I first moved straight to theseApts. from Boston, MA due to a job management promotion/relocation. I am a veryreasonable, educated, hard working professional. In all honesty, moving toNorthbridge was clearly a mistake.

The place is definitely overpriced for what they offer:

1. Swimming pool is always full of noisy Sect. 8 kids?/often without parentalsupervision. I wouldn't dare to swim there. Can imagine it's pretty dirty.

2. Gym has a nasty smell to it and is also fullof parents and their small children (4-5 kids per family -the usual-).

3. Small children are running around thecomplex, again, without parental supervision and creating noise all over theplace. EX: One time I saw a child trying to escape from his 2nd floor balcony.I wonder where the parents were...(This pretty much should explain what kind ofpeople live here).

4. Parking - space is very limited (first comefirst serve basis). EX: If you are a resident, on a full night, unfortunately, you are not guaranteed a spot. So, good luck.

5. Broken glass and bottles on the parking lotlaying out there for days without being cleaned up. Notice: the management actsas if they do not notice it.

6. SECURITY - BIG ISSUE.  It is as if there is no security, but you dopay for it anyway. Believe it or not. I am guessing for the look of "thegates" themselves. One door is open (the one closer to the lake to beprecise), so anyone can come in and out at any time. That is exactly howcriminals can get in. Still to this day, it is not fixed, believe me, a friendstill lives there. In January of this year, there was a burglary followed by ashooting right next to my building. The whole thing was on the news. News wereconducting interviews of the residents, honest like me, and as soon as the AptComplex found that out, they immediately kicked out the news channel off of theproperty. Truth hurts, ain't it?

Guess what? This was not the first crimeincident these apts have had. It took the apartment complex a few good crimescenes (i'm talking about 20 deputies on the scene with about 5-7 emergencyvehicles) yellow tape all over the building...to change the Security guidelines. And up until this day, there are no set rules. People can still get in and out,if they really want to. Currently, you can still get in the complex, just enterthe gate code, if a person you're visiting doesn't answer, just show your ID tothe officer, and he'll let you in. Office has asked everyone to provide newinformation, which they did not communicate to the security. Its a mess, like Isaid. So ANYONE CAN GET IT, if they are smart enough and are out there to getwhat they need.

Now, I constantly had different kind of strangers knocking at my doors. Wherethese people come from? No idea. But it tells you the kind of environment youlive in. The management/staff consists of stuck up females who most likely onlyhave their GED/ luckily a High School Diploma, very luckily few classes at ITTtech. Plainly speaking, they are uneducated, uninformed employees who are mostlikely overworked by everything that is going on at that place.

7. Who are they kidding? Sect. 8 still exists and do not believe if they aretelling you otherwise. Trust me, when you walk in there with proof that you areSect. 8 candidate, they immediately find you a place to live. Want to know therates? (1 bedroom for $600 or 2 bedrooms for around $700). Not bad, huh? Whileyou're out here paying twice as much. Unequal standards. It isn't fair, becausewhen your neighbors are out here getting food stamps, wearing t-shirts withholes in them, and you're out here driving a Rovers and BMW's, it all resultsthat your neighbors are giving you dirty looks and looking at you with hatred. Why put middle and lower class both in the same building? I just don't see anysense in it. But guess who's paying for their food stamps? Me! That's right, the hardworking tax payers.

8. At least 2-3 move outs each month in the building. Cops are constantlyvisiting the neighbor's apartments for issues and problems. You see few policevehicle at least few times per week. Neighbors are loud. They keep moving theirfurniture in and out of the building. It's completely insane.

9. Maintenance: sometimes you call in, and no one will be there to help you fordays. And actually, as I was getting closer to my move out date: i made a calland no one decided to come in at all.

10. Their complex lake is very dirty.

11. Pets poop all over the apt complex.

......There is too much to tell, but main highlights are here..

Take it from me - think twice before moving in.
